When Buyers Are Looking but Not Making Offers: Adjusting the Home Search

A busy weekend of showings doesn’t always translate into offers. For real estate agent Axel Correia of CENTURY 21 Envoy, a recent weekend highlighted an important part of working with buyers: knowing when it’s time to adjust the search.

Axel spent Saturday moving between multiple showings while other buyers attended open houses he couldn’t personally make. There was plenty of activity, but something was different—buyers were looking, yet they weren’t finding homes they were ready to make offers on.


When Activity Isn’t Turning Into Action

When buyers consistently tour properties without moving forward, Axel sees it as a reason to have a deeper conversation about what they’re looking for.

Rather than simply showing more homes, the next step may be to revisit the search itself.

Are the criteria too broad? Too restrictive? Are buyers seeing properties that technically meet their requirements but don’t actually excite them?

The goal is to make each showing more intentional.


The 1–10 Question

One simple strategy Axel uses is asking buyers to rate a property on a scale of 1 to 10.

If a home scores a 7 or higher, it may be worth discussing whether an offer makes sense. If the answer is still no, the important question becomes: Why not?

That conversation can reveal what really matters to the buyer—and help refine the search going forward.


A More Focused Search

More listings don’t necessarily mean better results. By consolidating and refining the search, agents can help buyers spend less time touring homes they’re unlikely to purchase and more time evaluating properties that genuinely fit their needs.

Sometimes the adjustment isn’t about convincing a buyer to make an offer. It’s about learning from the homes they didn’t choose and using that information to make the next showing more productive. Watch full video with Agent Axel Correia:
